ALTERATIONS TO YOUR HOME
There are a number of reasons for considering alterations to your home, including to:
– create extra space
– improve the existing layout and appearance
– open up the living space to the garden
– make a more comfortable living environment
– reduce energy and maintenance bills

FEASIBILITY STUDY
At the start of a project we will carry out a feasibility study, to look at design options, the likely cost of the works and how long it will take to design and build. This enables you to confirm the scope of the project, and for us to define the services that are needed to develop and complete it.

APPOINTMENT OF CONSULTANTS
We will advise you of other consultants who may be required, for example a structural engineer or party wall surveyor. We act as a single point of contact and monitor and co-ordinate the input of the design team.

DESIGN DEVELOPMENT
After the feasibility study we will develop the preferred option in more detail, and if necessary prepare and submit a planning application. The following design stage involves developing the constructional detail, and submission of the Building Regulations application. The selection of materials, fittings and fixtures and possible colour schemes are discussed in detail.

CONTRACT
We will then prepare full construction drawings, specifications and schedules to enable you to enter into a contract for the building works. AAB architects will advise on the selection of contractors and tender the works; we can alternatively negotiate a contract with a preferred contractor.

ON SITE AND POST CONSTRUCTION
AAB architects administers the building contract between client and contractor, carrying out regular site inspections and informing the client regards progress and any issues that may arise. After completion of the works, we work with the contractor to ensure that any defects are rectified.
